Kenton workshop to let

The workshop, 'Lean-to Unit 1' on the floor plan, is in the centre of KENTON - see map. There is good vehicular access [cross-hatched green] and off-road parking for 1 small vehicle [dotted blue outline]. Internal dimensions are approximately 17 ft x 17 ft [approx 290 square feet] with sloping ceiling height from about 10 ft to 7 ft. Access to the workshop is by double inward opening doors. The floor is smooth concrete. There is good natural overhead light from skylights and strip lighting. There are numerous 13 amp conduited double sockets plus 3 PHASE ELECTRICITY. There is no water connected to Unit 1.

The premises have until recently been used for joinery. Prior to that they were used for boat building. There is currently some Dexion racking which could remain or be removed. There is also a Luna combination 3 phase wood working machine which could be included by negotiation. It consists of a 12" circular saw with sliding dimension table, 10" planer-thicknesser, spindle moulder and mortiser. Use of the property must not breach any planning or other regulations. Nothing causing undue noise, smell or other nuisance will be considered.

Internally there is an emergency fire door serving Unit 2 - see floorplan. It will be a condition of any tenancy that this door MUST be left unobstructed at all times and clear passage allowed to the emergency exit in the main double entry doors. The tenant of Unit 2 has no other rights of entry or access to or over Unit 1 other than in a fire emergency.

Parking at the property is limited and shared with the two other let units. One parking space for a small vehicle [car or small van] will be reserved for the sole use of Unit 1. Access to the property by a bigger vehicle will granted by arrangement. Unit 2 is available for lease up till 31 December 2013 and thereafter by subsequent negotiation. Sections 24 to 28 of the Landlord and Tenant Act 1954 will specifically NOT apply to any lease agreed. Notice to that effect will be served on any interested tenant and their prior agreement to it required before entering into any agreement.
